Buying and selling a home can be an exciting but one of the most stressful times in a person’s life but here at Mortimers we strive to guide you through the process and help the transaction move as smoothly as possible.

Although it is perceived that the buying or selling of property is easy, it is important to realise there are many pieces to the conveyancing puzzle and we act as a co-ordinator of all these different pieces.  The stages of a sale and purchase transaction vary depending on your circumstances but the key stages can be found here.

Our firm is accredited under the Law Society Conveyancing Quality Scheme. This means that we have achieved the high standards set by the Law Society for residential conveyancing practices and enables us to act for the majority of Mortgage Lenders.

How long will it take?

How long it will take from your offer being accepted until you can move into your new home will depend on a number of factors.   The average process takes between 10 – 12 weeks but this timescale can be affected by different external circumstances which are beyond our control.
Leasehold properties also require a significant amount of additional work and the involvement of third parties, such as management companies. Therefore, a Leasehold transaction can take far longer than a Freehold transaction and can typically take between 4 and 6 months.

It is important to keep in mind that there can be significant delays if problems are encountered during the course of the transaction.

We understand that the process can be seen as very frustrating, but rest assured – we are working busily in the background.

Residential Conveyancing Fees

We will give you a fixed Conveyancing fee at the start of your transaction based on the following assumptions:

  1. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction;
  2. this is the assignment of an existing lease and is not the grant of a new lease;
  3. the transaction is concluded in a timely manner and no unforeseen complication arise;
  4. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation e. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Our fees can vary depending on the type of property being dealt with (e.g. freehold/leasehold/new build/transfer of equity/shared equity) and the complexities of the transaction.

If you are purchasing a new build property, then our fees will be £1,500 plus VAT at 20%.

Disbursements:
Disbursements are costs related to your matter that are payable to third parties, such as HM Land Registry fees, HM Land Registry searches, Stamp Duty Land Tax/Land Transaction Tax and conveyancing searches. We handle the payment of the disbursements on your behalf to ensure a smoother process. Some disbursements incur VAT, but not all.
